US CUSTOMS / SITE DISPOSITON STUDY FOR THE PORT OF LOS ANGELES: Container Freight Inspection Facility, Location Analysis Subcontractor to United States Customs. Elden was retained by Ernst and Young to conduct an exhaustive search of real estate in proximity to the Ports of Los Angeles and Long Beach to identify candidate sites for location of a Container Inspection Facility. Elden was selected based on its ability to quickly identify and target potential sites using GIS satellite software, identify owners and landlords, and contact these parties to learn the disposition of sites. This was a complex and difficult assignment given the density of the area and the lack of developable land. Elden successfully identified nine potential sites within the target area.
LOS ANGELES SANITIATION DISTRICT: Selected by the Sanitation District of Los Angeles to perform a site disposition study in support of the Waste By Rail Program, Elden was retained to identify every five acre or larger, rail served parcel within a five mile radius of the Districts Material Transfer Facility. This search included direct identification and contact with over 200 property owners to discuss the current and future disposition of their real estate. Prospective candidates included owners of occupied, underutilized and vacant lots including infill, public agency, utility, state owned, city owned and municipal district properties. The final report yielded 18 potential candidate sites.
LOS ANGELES DEPARTMENT OF WATER & POWER: The Elden Company has been a prime consultant to LADWP since successfully winning an RFP for "Professional Real Estate and Consulting Services". During this time frame, Elden has worked with LADWP's Real Estate Department on a variety of high profile assignments including the evaluation and benchmarking of income revenue producing uses under the transmission lines such as Telecom, Nursery's, Vehicle Parking & Storage, Pipelines and other ancillary uses. Elden has significant familiarity with LADWP's Central Real Estate Database, an entire list of LADWP property assets in its GIS Database and has physically inspected and toured the majority of these sites.
ROPAK CORPORATION: Elden completed over fifty million
dollars in industrial (rail served) development on behalf of Ropak Corporation including a 220,000 sq. ft. build-to-suit development in Vancouver, B.C., a 200,000 sq. ft. build to suit development in
Toronto, a150,000 sq. ft. acquisition/rehab of a Union Camp facility in LaGrange, GA, and initiated negotiations on a 250,000 sq. ft. corporate headquarters sale/rehab in La Mirada, CA.
Responsibilities included site location, "design-build" specification development, selection of architects and contractors, lease development, lease/purchase negotiations and deal strategies. Each
assignment requiring new construction called for replacement expansion facilities to be located or built with rail access throughout markets in the U.S. and Canada. Elden was able to repeatedly
position Ropak to realize substantial savings and upside in the management of their corporate real estate via competent support, comprehensive market research, in depth analysis and effective
implementation.
NORTH AMERICAN BUS LINES (NABI): Elden provided location management, implementation and support for establishment of a five acre bus depot and maintenance facility in the Los Angeles basin for
this major bus manufacturer. NABI's MTA contract required site location within 50-mile proximity of downtown Los Angeles. Elden uncovered thirteen suitable sites and/or partnering opportunities that
fulfilled the basic requirements of NABI and often provided other amenities and/or cost savings. The majority of these real estate opportunities were not available on the open market and were
identified and created as a result of Elden's proven methodology on providing their corporate clients with an exceptional array of candidate properties or joint venture business opportunities.
Several of Elden's "land alternatives" which made the short list were large right-of-way properties and surplus properties offered by GSA property disposal and underutilized maintenance depots no
longer in operation for Sempra Energy.
UNION BANK CORPORATE ADVISORY DEPARTMENT: Elden provided a wide variety of real estate consulting services to Union Bank's in-house advisory department for Pacific Rim clients. As an outsource to
this department, Elden provided consulting and brokerage services to major Japanese Corporations like Sumitomo Corporation, Mitsubishi Corporation, Apex, Inc. and Sumitomo Electric
Corporation.
AGREX (a division of Mitsubishi Corporation): Elden provided site location services for a new meat processing facility in greater Los Angeles. Elden was responsible for site identification of
existing turn-key operations, potential development opportunities and/or rehabs. Elden uncovered fully improved operational and semi-operational facilities, USDA approved sites, existing workforce
and management, merger/joint venture opportunities, and numerous non-market alternatives.
SUMITOMO CORPORATION: Elden facilitated the first commercial development on a closed down military installation in Southern California at the former George Air Force Base on behalf of Sumitomo
Corporation, which consisted of a 50,000 square foot manufacturing facility on a 13 acre rail served site. Elden spearheaded site location that included five western cities, performed due diligence
and led complex negotiation efforts. Challenges included a myriad of environmental obstacles, a complex financial model and resolution of difficult legal issues involving the City of Victorville and
a number of other public entities. Elden received an award for its efforts from the Sumitomo Corporation for its efforts.
